The Foundation owns houses, flats and commercial property in the Kennington/North Lambeth area of London, in the vicinity of the Imperial War Museum. Property forms part of our historic assets and is used to generate income for our work. We are not a social landlord.

General information - residential tenancies

Our residential properties are let unfurnished but with white goods (cooker, refrigerator, clothes washing machine and in some cases a dishwasher). Rents do not include council tax, water rates, utility bills or contents insurance.
  • We do not let to adult groups greater than four (where the property is large enough for four, some are not)
  • We insist that for adults sharing there are long-term pre-existing relationships. We don't let to sharers who have come together for the purpose of renting or who have not known one another for long.  This policy is based on experience and is not negotiable. It is part of our good neighbour policy.

If after viewing a property you wish to rent we
  • ask for references (to include current or former landlord, employer, and bank)
  • undertake credit checks and your 'right to rent' in the UK

Please note that there is invariably a high interest in renting properties in this area. The process of considering applications is subject to variables and dependent upon information supplied by you.  There is a stage at which we decide who to make an offer to based on a wide range of factors. Those seeking rental accommodation are also advised to keep their options open and to be considering other properties.

If all these are in order and we agree to proceed, we prepare a one year Assured Shorthold Tenancy agreement which both parties sign.

We require one month’s rent in advance and a deposit equal to one month's rent.  Deposits are lodged with the independent Deposit Protection service.  We impose no additional tenant fees.

All our lets are strictly 'no smoking'. Pets are not usually permitted. All tenants are advised to arrange their own contents insurance. If you have any questions please contact our Property & Estate Manager.

The Foundation as Landlord: Our Fairness & Expectations Policy
  • Where we can we handle the process of finding tenants ourselves though sometimes we use a preferred agent depending on pressures within our small team and the number of vacancies we have
  • When letting directly ourselves we never make additional charges for credit checks or lease renewals
  • We respond quickly to any reported maintenance matters
  • Many of our tenants are single households or couples. If approached by people who wish to share we require evidence of pre-existing social relationships over time
  • We strictly enforce a 'good neighbour' policy and require all our tenants to act responsibly towards their neighbours.
